Godrej scion Tanya Dubhash’s company buys Rs 226-cr luxury duplex in Mumbai’s Worli

Shaula Real Estates, linked to Tanya Dubhash of Godrej Industries Group, has acquired a luxurious sea-facing duplex in Mumbai's Worli for approximately Rs 226 crores. The apartment, located in the Naman Xana tower, spans 11,485 sq ft. This transaction precedes Leena Gandhi Tewari's record-breaking purchase of two duplexes in the same tower for Rs 639 crore.
In a primary transaction that was concluded in the last week of May, Shaula Real Estates purchased the apartment from the Naman Residency Pvt Ltd and Karp Estate Pvt Ltd, showed documents reviewed by Square Yards on the website of the Inspector General of Registration.
Based on the total transaction value of Rs. 225.76 crore, the per sq. ft. rate works out to around Rs. 2.45 lakh on the carpet area of 9,214 sq ft. On the same total property value, the rate comes to around Rs. 1.97 lakh per sq. ft. on the total built-up area.
Godrej Industries Group declined to comment.
Leena Gandhi Tewari, chairperson of multinational pharmaceutical and biotechnology company USV Ltd has acquired two sea-facing luxury duplex apartments in this same tower for Rs 639 crore.
Tewari’s record-breaking deal involved a total area of 22,572 sq ft spanning the 32nd to 35th floors of the tower. At over Rs 2.83 lakh per sq ft on carpet basis, the transaction sets a new benchmark as the most expensive residential property sale ever recorded in India.
Shaula Real Estates’ deal for the duplex apartment was concluded and registered before Tewar’s transaction. Incorporated in March, Shaula Real Estates is a Mumbai-based private company involved in real estate activities.
